Construction Superintendent (Residential Projects)New York The client is involved with ground up and multi-family residential gut rehab, moderate rehab, and new construction. We are seeking someone with strong management, organizational, analytical, and planning skills. Responsibilities include;The Site Superintendent must ensure adequate staffing of the work force and sufficient supply of materials to minimize interference with the progress of the projects.Deal directly with the purchasing department, vendors, and delivery staff.Complete jobsite is the responsibility of the Superintendent.Generate, all information needed to create, monitor, and modify the progress schedule.Develop progress schedule with the Project Manager.Participate in scope reviews of the various bid packages.Identify field-construction and work-sequence considerations when finalizing bid package purchases.Determine whether subcontractors are providing sufficient work force and hours of work to achieve performance commitments.Monitor performance of Purchasing and Project Engineering functions to ensure that all subcontracts, material purchases, submittals, deliveries, clarifications, and changes are processed.Prepare daily reports, job diaries, narratives, and all other regular and special documentation as determined by the company and project needs. Experience Required 5+ years of industry related experience along with proven supervisory experience.Must have NYC DOB Site Superintendent CertificationMust have proper and updated OSHA 30 training.Ability to coordinate and control the quality of performance of trade contractors.Strong communications, presentation, and personnel management skills to effectively interact with clients, subcontractors and/or employees of the organization.Ability to read and understand plans.Ability to do take-offs and order proper materials.Understanding of Governmental agencies such as DOB, DOT, and OSHA requirements.Understanding of contracts, scope of work and spreadsheets.
